Yes. Non-residents can buy condos and most strata-titled units in KL, subject to a minimum price set by the state — typically RM1 million for a Kuala Lumpur property. Malaysian buyers pay a progressive stamp duty (1% on the first RM100,000, rising to 4% above RM1 million), while foreign buyers pay a flat 8% as of the 2026 budget. Add legal fees of roughly 1–1.5% and a 0.5% stamp duty on the loan agreement if you're financing. Our stamp duty guide breaks down every tier with worked examples.

Malaysian banks lend against a margin of financing similar to a loan-to-value ratio: MM2H visa holders can access up to 80%, other foreign buyers usually see 60–70%, and Malaysian citizens often qualify for up to 90%. RPGT is a tax on the profit you make when you sell, not on the sale price itself. Malaysian citizens pay a sliding rate that falls to 0% once you've held the property for six years; non-residents face a flat 30% within five years, dropping to 15% after. Freehold gives you permanent ownership, while leasehold (often 99 years) is common for KLCC high-rises and still transacts easily as long as a long tenure remains. Prime KL condos typically yield 5–6% in rental income, which is why many investors accept leasehold in exchange for a stronger address.
